Texas requires a set of policies and procedures specific to the requirements of the state. Most of these are generic to the mortgage industry and compliance, generally, such as the following:
1. A copy of the following (the asterisk indicates required policies):
e) Quality Control Policy / Compliance Manual
f) Advertising / Social Media Policy
g) E-Sign Act Procedures
h) Personnel Administration / Employee Policies (if applicable)
i) Ability-to-Repay Underwriting Policies (if applicable)1. A copy of the following (the asterisk indicates required policies):
But you may also have to provide an E-SIGN policy, a Procedure for how you provide customers with revised TRID disclosures.
Most importantly, outside of policies and procedures, you must have Texas Specific Disclosures in your loan files.
